Indianapolis is still a great market however I'm looking at 100-150 deals to find one really good opportunity! Can you still qualify for fannie mae financing? If so, I would sacrafice some return to get a solid B+/A- deal locked in now at historically low (darn near free when considering inflation) interest rates.  If that door is shut you need to find value add to make those numbers reality.

elevator service/maintenance, actual payroll and other expenses. I know the deal you speak of...  I would run crime report for it.
