Hello, i am a foreigner wanting to use creative financing to invest in Florida buying rental single family homes and multifamily properties.

I tried banks but the all want 25-35 % downpayment. With closing costs this will add up to much for me.

I have looked into hard money lenders but the math does not seem to add up for me.

Most will want you to pay 10% interest rate.

This will only make sence on flips and very high return rentals in my opinion.

Has anybody here used hard money for rentals? How did the math add up?

What are my options here?

Hello everyone. Has anybody here got or know anybody who got 100% financing on rental real estate ? How?

I am not living in the US but wanting to buy property there.

I am a foreigner that is going to open a LLC in Florida. It seems to be a very quick prosess of only 10 minutes. Is there things i need to be aware of before i do this? Do i need a Lawyer? Does my company need to have a set amount of cash or can i start with zero dollars?

I plan to do buy and hold for the long term.

Any advice would be much apprecisted!

I have done som quick research online and found out that if i have good credit i can get a businessloan up to 150K. Can i use somehow my foreign creditscore for this( it is high) or is the best to get a credit card for this?

Maybe i should start with a single family in a LLC and go from there.

Well i was thinking that owner financing would be easier for some reason. But maybe not? Can you point me in the right direction for the foreign investor programs? I never knew they existed!

Hello everyone. I am a foreigner from Norway looking to buying ownerfinanced property overseas in Florida.

Im looking for 10+ unit building in decent shape with tenants. There is offcourse alot of real estate online, but for a foreigner it is not always easy knowing the good from the bad, and i know this forum have a lot of serious snd experienced investors.

I am going to buy the property unseen( only pictures). I know some people here on the forum has done this, but maybe not overseas.

I will open a LLC and hire a lawyer to make sure everything will be done legally.

Price range i am looking for can vary if the yield are right.

So far i have 3 properties under my belt in my country and still work fulltime.

Any tips to serious sites or people to contact for this sort of thing?

If anybody in the forum has a building for sale i would also be interested in checking it out.
