Try a local commercial lender, they might be a little more flexible with their underwriting guidelines

Water heaters don't cost that much and are pretty easy to install. With parts they are about $400 new or $100-200 used. Gas furnaces aren't too expensive either. I've purchased them used for a couple hundred or new for about 500-600. The cost for installation is the biggest unknown.  I would wait until they stop working and then replace them.

If you don't want to fix it and sell/rent it then you could look at financing it to someone or selling it as-is.

You could side over it but there is a product that will likely match the existing siding sold at Home Depot called GAF Weatherside. I've also seen pieces of luan used where siding was missing as a temporary fix.

Loan definitely went up more than a couple hundred dollars. I wouldn't think it would be worth the trouble.

I would rather get a mortgage than have to deal with high interest and balloons. I just closed on a seller financed house with no interest.

Found a smartphone app yesterday called that lets you invest in different stocks and currencies. They say it's 100% free but I discovered you pay a small percentage above the share price. It seems really neat and I bought 86 shares of HEXO stock just to see what happens with it. By signing up they give you one free stock worth between $5 and $200.  The one I was given was Sirius XM stock currently worth 5.85.  If you refer friends then they give you more free stocks. I don't have a big social network so I figured I would post it here since I am sure plenty of you all dabble with stocks.  This is the only smartphone app I have tried for traditional stock market investing but it seems to be a popular one.  One thing I see that is missing is penny stocks which I imagine are more volatile but may provide a better return and also option trading which seems to complicated to me anyway.

Seems reasonable. Only way you might pay less is if you pay hourly or daily but in this scenario you would also most likely have to be there to manage or help.

Have you looked into USDA loans? Could be another option if it's rural.

Trailer it off or rent a 30-40 yard dumpster for 350-500. May be able to put certain amounts of it to the curb if the city offers bulk trash pick up.
