Since you are rural, you could also look at having 2-4 unit built to suit for a similar price or maybe less potentially. Might get more income from a building that is brand new.

Other than Zillow/Hotpads, I also put listings on cozy.co because it will show up on realtor.com which some people use. Advertising on local Facebook groups also helps, and Craigslist to a much lesser extent.  Sometimes I'll do signage if I am not getting that many leads.

Since you are handy I would see if there is 2-4 unit building nearby that might need more updates so that you can save money on the purchase price. This one will work but will not bring back a great return at that price.

It's a couple 1x6s I had lying around that I used to cover up some imperfections in the wall. I usually don't think too much about backsplashes. In fact I don't think I've ever bothered to do a backsplash. I guess it would be one more thing I'd have to maintain though and I try to avoid doing things that are purely cosmetic other than floor covering and painting where needed since I do not do flips. I do the granite tiles because they cost less than the laminate sheets and because I rather cut a sink hole in plywood than the laminate sheet because it would be ruined if I mess it up. I figure they will probably last longer too and tenant might appreciate it more. I've thought lately about building my own open cabinets rather than buying the stock cabinets at Lowes because there's a good chance I'll have to replace them at every turnover because they're made so cheaply.

From what I've read, it's a pyramid scheme. It is possible to earn money in these types of schemes but it's very unlikely and can take a lot of patience and diligence.

The two extra dogs would be a bigger issue for me than the chickens because they are more likely to be inside the house. If she continues to keep the place clean then I wouldn't worry too much.

If the cabinets are dirty but in good condition otherwise is when I will paint them otherwise I'll just replace them. If they're not real wood then I'll clean them as much as possible instead or use appliance spray paint. I'll get a $10 quart of gloss or semi gloss paint and a $1 brush from dollartree and that is usually all the supplies I'll need besides a wet rag to clean up drips. If you use latex paint then you will see the brush strokes and it might take more than one coat. Oil-based paint will flake more over time if you don't prepare it properly but leaves less brush strokes and is usually one coat coverage. Good to do a once over after it's done to clean up dribbles. It is tough not to get it on the hinges and knobs so I usually at least remove knobs first.

Explain the seriousness of the situation in person and maybe offer some help. If they do nothing then post a cure or quit.

It might not be too tough to jack it back up. I wouldn't think it would be 3-5k worth of work. At least you have pretty good access under there.
