I am looking to self manage my rental property I have near Charleston AFB and currently have tenants in it. They are moving out in August. I am looking for someone who would be able to take pictures for the listing and prior to tenants moving in. I would also like to find someone who would be able to show the house to possible tenants. If you have any advice or tips please let me know. Thanks.

So I have decided that getting started I would look for a live in flip. Being that I am looking for a house to live in that is at a good price that needs some work, what calculator would you suggest using to evaluate deals? Also do you take into account how much the property loan will decrease over the time of occupancy? Thanks.

I heard Brandon and many of his guest on the BP Podcast talk about driving for dollars and decided I was going to pick a part of town out that I liked. Then I drove up and down most of the streets. I got the idea of what to look for while I was listening to the BP podcast 141. To sum it up I was looking for homes that look like the grass was not cut all season, newspapers building up in the drive way, paper notices taped to the door/windows, and any other sign of a property that might appear to be distressed. 

I looked up the tax information to see if there were any liens the county had against the property as well as to get the names of the individuals who owned the property. I was able to find the tax information on those homes on the county tax site. There I had the ability to search by tax number or address. 

I am new to this to but I was very excited when I found some homes that looked like they could be a deal. Know it is time for me to do some more research on them.

Thanks for the information. I am in the military so I was told by the bank that my income can be counted as soon as I have the lease because the government is moving me. I was not sure how it would work if I was not being moved by the government. Thanks for the insight.
