Thank You for the worries!

I am well aware of the precautions, and so are my friends. I assume you think my knowledge is mostly school which I can assure you are not the case what so ever. I completely understand the liabilities but I am not talking about any grand technical project, these are simple layout changes to a residential home. I have been entrusted to do far more at multiple firms that were presented to an ARB.

Obvisously the real business is years down the road and none of us have it all figured out. The real point of this to make connections as well as gain experience for myself.

As far as software goes, I talked to Autodesk support, I would be able to pay for a program for a short time and not get locked into anything extensive. Depending on how many people are interested, a few small projects could cover the cost.

Again it is about making connections, some projects may be quick and I would not charge anything, thus being able to use the student versions. My buddy works for a contractor and draws up small plans for them to go by at times.

Lastly, I understand there are many firms that do not let you moonlight on the side, however I will figure that out more when I get to that stage. I am thankful to have worked for some great people already in my short career that are more than encouraging on my indivual goals.

Hello!

I am a student of Architecture currently going into my final year of undergrad at Kent State University. A couple of college friends and I wanted to startup a business by doing small jobs together on the side while gaining experience at firms once we graduate.

If anyone is in need of architectural plans or drawings on a home renovation for a contractor or handyman to go by, I would be happy  to help :)

I have all the software needed to draft efficiently and effectively (AutoCAD, Revit, etc.) As well as I have experience interning at different architectural firms doing residential work. I can send some examples upon request. 

I would not charge much , again I am a student, NOT a professional but my colleagues and I are more than capable of drawing up effective plans and drawings if needed.

I did get all the information I needed for the example I provided, but by all means I would love to hear any experience you have had with auctions, or any foreclosure property purchasing tips you may have.

Thanks everyone for the help! I did indeed figure out it was an REO auction and definitely was low ball teaser, very low ball. Bids have now been coming in recently, since I am quite the newbie I learn more with every property I analyze so I appreciate the help.

Thank you that is good to know! I will continue to do research, I see you are still renting them out, if foundation issues are found is that something that a buyer has to pay for to fix right away? I was also planning on using this property as a rental.

I tried looking up anything I could find on that address and came up with nothing, I also tried looking up the owners name and found nothing, he purchased the home for 101,000 back in 2013. The auction is currently active, I was just more baffled that it started so low, is that common? Also do you have any experience with severe foundation damage, or what that entails if you have a property with that probem?

Hi,

There is a house I have been looking at recently that is listed for auction at the moment and is insanely cheap compared to the values of homes around it. It is listed at 15,000 while the homes around it are valued from 100,000 to 130,000. It is a court ordered sale with no interior showing so I would assume something is wrong with it. However I cannot figure out what? I went to the house today, the outside looked great, some of the blinds were open and the inside seemed tidy enough. I even talked to the neighbor and they were baffled that the house was listed for that. The neighbor said no one really talked to the guy that owned the house because he seemed strange but sees no reason why it would be trashed. The neighbor was shocked to learn it was foreclosed upon.

Hi,

I am new to real estate investing, I am currently in college about to go into my final year. My real estate knowledge has all come from books, however I know if you really want to learn you have to get out and do!! Being around someone who knows what there doing I feel is essential to learning this business. I know this website is a great source for connecting people but I wanted to ask how did you get involved with this business? and was there someone who showed you the ropes? Obviously I know it is a two way street, and I have no problem being of any help I can, working for free, anything to just see how this business is handled. Any advice on getting connected and networking or just simply giving your story would be much appreciated!

Hi!

I am new to real estate investing and currently still in college. I live in Cleveland and am looking for a single family property to buy, possibly fix up, and rent out. I have been reading books and educating myself on real estate, however I am eager to DO! I do not really have many connections yet, nor do I have any inside information on properties, or know a good real estate agent. I am wondering where the best place to start looking as a first time buyer is? Any advice or stories about how you came to buy your first property would be appreciated as well!
