Richard - investing near by is certainly the easier route but out of state investing can be done, even for a first deal. That said, you will need a rock solid and trust worthy team to get it done right. If you are dedicated, motivated, and passionate then go for it. I suggest setting realistic expectations for your self and really weigh the pros and cons of investing in state vs out of state, especially on your first deal.

LaMancha - I absolutely agree. Every deal has its own intricacies and it's important to have a lender(s) who can work through them.

Sounds like fixed likely makes more sense for your situation considering you plan to hold. Although, another thing to consider is getting a 7 or 10 year ARM and then refinancing into a fixed mortgage after a few years. This way, you benefit from lower initial rate and can refi before rate adjusts!

Jared - this was super helpful! I see quite a few deals in various NC markets. The 15.8 million tourists in Raleigh really jumped out at me. One market that is not mentioned here that seems to be pretty popular is Asheville, NC.

Darren - I have not but I would recommend checking out online reviews and calling them directly to try and get a feel for who they are.
