Are you involved in the real estate investing space at all? If so, there is a conference in Scottsdale called SFR West in early December that you should consider attending. It would be a great way to meet other real estate professionals in AZ!

@Emilio Pereira Market standard is 75% max on a cash-out refi, although some offer 80%. That said, at 80% LTV it will likely be very difficult to cashflow the property. Have you considered looking into a HELOC to tap into the equity? That may be a viable option for you.

I would recommend @Muhammad Amawi. He is with Greenly Mortgage, they are located in Ohio. He is very educated on the Ohio markets and has a lot of experience working with investors.

There are a lot of choices when it comes to selecting a hard money lender. Having someone you can trust, timely communication, and the certainty of execution are three key characteristics that need to be considered. Susan, as you said, it is not overly complicated to create an LLC your self. I would recommend going that route as it will save you time/money. That said, you want to ensure its created correctly and legally. Also, during the loan underwiring process the lender will review the entity information/documents to make sure they are legitimate and compliant.

Agree with what's been said above. DSCR is perfect for your situation. There are plenty of lenders out there who offer DSCR funding, I would recommend speaking to multiple and seeing what's the best fit. Communication, process and certainty of execution are key.

Eddie - I would recommend getting in touch with multiple lenders and seeing what makes the most sense for you and your situation. Each lender, for the most part, is going to have similar rates. it really comes down to communication and their process!
