@Account Closed, do you have a recommendation for landlords with smaller portfolios?  I'm not concerned with the ACH fee, which I currently absorb as a "cost of doing business", but if a tenant chooses to use a CreditCard, they they can pay the 2.75% transaction fee.  They aren't required to pay by Credit Card, so I don't see an issue with them paying for that privilege.

Looking at Rentec Direct, I see some things I like, like 1099 filing/reporting.   Also, I'm still trying to figure out RentecDirect's costs.  $45 payment processing setup fee? Is that right? Is that per account?  

Then with eRentPayment, they want a voided check to setup an account.  So...an image of a paper check, to setup electronic payment...  In contrast, several other sites use micro-deposits to validate the bank account information, and still others use an Instant Account Balidation service (like Yodlee), where you log in through a portal.

eRentPayment looks pretty good.  I like that they have an option to report payments to the credit bureaus, so that renters can rebuild credit.

Just received an email from RentMonitor.com.  They are closing their doors on Dec 16th. 

For the landlords with less than 10 properties, who do you recommend?

If you haven't closed yet, you can still get an Estoppel agreement signed.  I'm sure they want to sell the property.  Just present it as, "We want to make sure everyone is on the same page."

If you haven't yet, I'd get an Estoppel agreement signed by the tenant. This basically confirms their current lease agreement and everyone is on the same page.

Someone on another thread said it pulled a hole in the drywall when they removed it. That's what made me think of the Command Strips.

I'm talking about amortization and depreciation on Schedule E tax forms.  I guess I should have put that in the original post. Perhaps it wasn't as obvious as it sounded inside my head. 😉
