Wow, NOT a good situation! I live in a condo and our bylaws prohibit any owner from owning more than 2 units and also prohibit more than 15% of the units from being rentals. Did this complex not have bylaws preventing one monopolizing party from taking control? Or maybe the original HOA got lazy and inadvertently allowed this to happen. At this point, there is not much you can do. I would say it is way too risky to keep the place. There's too much that's out of your control. I hope you can figure out a workable solution!

Interesting situation. I would probably let people know before they rent it. I might also look into finding someone to come through and do a ritual cleansing of the house. I have heard of that being done before.

I'm wondering this myself. I know it is illegal to "broker" without a license but what if the person is just telling me about a neighbor looking to sell as-is/cash? I would be more than willing to pay someone a "finder's fee" for that information if I end up buying the house!

Hi, everyone! Just wanted to chime in and say hello. I am a GR BRRRR investor and have been mail marketing for off-market properties. At some point, I will have more inventory than I can personally buy and fix so I will keep you posted on any deals I find!
