Yeah im tired of these people saying no credit cards as well.
The whole reason real estate is so great is because of the leverage. Credit cards give you more leverage.
Yes i know the risk of it. anyone with any common sense knows the risk of using credit cards.

yeah i was thinking the same thing Josh until i read this "80/20 rule" book and it made me want to get one. I agree though, i think i am going to hold off
anyone else have a different opinion?
i dont have many incoming calls. i am able to handle all the calls that i get...
is it still worth getting one to cold call or something along those lines?

okay so this is usually what i do. i see what the arv is and then i multiply it by .7 and i give them that as the ballpark number. should i stop doing that? do you think that is a deal killer?
what if they live an hour away? i dont want to drive all the way there to find out we arent even in the same range of numbers.
i am trying to not waste my time by going to useless leads. is there a better way of filtering it?

how do i convince them to go lower even more than the repair costs?
the lending costs is what seems to cost so much money
