In northern California, $250 per sf would be accurate cost for ADU.

Commercial properties I use LLC's. I don't put more then 3 properties in one LLC. I mean a good insurance is really important too. I choose LLC's so I can sleep at night.😁 Living in sue happy California!

ADU's are great for cash flowing properties. I'm sure it brings value to resale but that depends on current market

STR in California are difficult with current market price and interest rates. Of course there is always a deal to be found, but I'm sticking with long term rentals.

Unfortunately it’s going to take time and money for eviction process. Talk to an attorney to understand current laws. Then you can try cash for keys just to pay to get rid of him.

HELOC was my best choice when I had equity in my home. I think it's nice since once in place, your not charged until you actual need the cash.

We have to keep trash in our name to pay. If the trash is not paid, then a Lien can be on the property. Don’t matter who’s name it’s in. Just be careful.

@Matthew Hontz II I have been investing in California for 8 years. I have great appreciation and cash flow on all my properties. I had to make a lot of offers though and not get some properties.😢 I mean out of state can be tough. Save up more money and keep an eye out. There are always deals that as an agent gives you more opportunities. Connect with other agents too.

Only but when numbers work. You don’t have a Cristal ball to predict anything. Deals are to be had in a good or bad economic time.

The contractors cost includes:

1. General conditions

2. Project cost

3. Supervision

4. Overhead

5. Profit

So when you ask markup for a project, it varies.
