Like for us the mixed use is so hard to find tenants and we are building live works down I first floor. So, some can have a business at front of building and in back is there 1 bedroom unit.

@Jack Swank That is an insane price. Are you talking just the building? I was estimating $140-$170 SF for the building itself. I am pretty far off on my analysis then. I was around $171k a door (All in with purchase, building, hard/soft, soil tests, etc.) And I thought that was high, and why I originally came on here asking if anyone had examples. I know it is different area to area, but wow...

Just building cost around $275 to $350 a square foot.

I would use the HELOC to purchase and repair and after refri, then pay off HELOC.
If you want to pull equity out for just a down payment, then I would suggest that you are ready soon to use money or interest rates are good.

“All In” here in California is $350 to $400 a square foot. Crazy prices right now though.

We are currently building a lot of apartments for clients. And yes getting entitlement and permits is so slow.

 I have bought from HD supply the scratch and dent selection. Minor cosmetic repairs and save a lot.

Yeah, I’m not aware of any restriction to limit amount of residents to a unit.

Sprinkler the building is good if this is a long term hold. Should help with insurance too.

If looking local, then finding deals is about getting your name out to realtors. The best deals I get are from people who know I’m a serious buyer. Networking!!!
