I've got some good contacts I'd love to forward. I love the strategy of securing all the assets you'll need before even looking at deals. A lot of investors looking to get into flipping are so eager to get their hands on something that they don't get their contracting and financing in place and lose the deal as well as earnest money.

There are always opportunities regardless of market sentiment. It's important to always have a finger on the market while also managing your risk.

Rehab costs can vary depending on your contractor and how extensive the rehab is. It's always a good idea to set aside a budget for any unpredicted setbacks during the rehab process. It's almost always more expensive than you think.
