Pretty much anything north of the King County line the numbers won't make sense.  I took a trip out to Grays about 9 months ago and even though there were properties where the math worked- the area is so economically depressed I didn't feel good about it.  Also, in the main city, Aberdeen, like 90% of it is flood zone and you will have insurance that is more than the mortgage.

Two years ago we bought six two-bedroom houses in Tacoma.  I do not have trouble renting them except in the winter- and then its hard with the three-bedrooms as well.  Sadly the prices have jumped (well, sad for new buyers- I am stoked about it) so its tough to find one where the numbers work.

You and me both Linda.  Lately I can't think of anything other than real estate.  I get so fatigued I can't do productive work- but I can't put it out of my head to relax!

I too heard/read that all the per state LLCs would go under an umbrella- but these guys (four now) have said its not needed.

I've been meeting with CPAs and lawyers the past couple of days and all of them have said that because of WA's laws there is no need to nest the LLC in an LLC from another state.

Anyone here able to comment?

This was touched on above, but I think it is worth its own mention:

He KNOWS he has neglected the building and is probably playing chicken with how long can he hold it and pull in the rents without addressing the issues vs. it all falling apart on him and needing to eat the costs or sell for dramatically less.

How much cash do you keep relative to you various debt obligations?  If not cash-cash, what liquid form and how much?
