I saw an old James Bond movie, where Bond stuck a small piece of a match book in the door jam, to see if anyone opened the door after He had returned. (Que Mission Impossible music.)
I have used this method in the past with great success.
Pretty hard to live with no water, and that alone should be enough to allow an emergency inspection, and the camera would'nt be a bad idea either.

Perhaps the key wording should be John "AND assigns"
The "and or assigns" offer went out this morning, I will follow up with a phone call Monday morning to the bank. I have about 30 hrs into this deal with more diligence to follow, all in an effort to know what I was doing.
It's all in the damn details.

Hi Steve, Welcome to BP.
There is nothing that a credit repair company can do, that You cannot do Better Yourself. In many cases they can hurt Your chances of having negative info removed, because improper handling of a dispute in the first place.
Go to Myfico.com and start reading the forums there for free. It will allow You to get the knowledge/currency that You need to up Your score the proper way, and learn about such things as "goodwill letters" , proper ways to dispute, and other powerful tools. Once You understand how the credit score system works, You can then use it to You're advantage.

Florida is coming out of a pretty cold winter as is the rest of the Country. It will be on peoples mind this and next year.
I would try to find an economical way to convert to a gas fireplace, and get a leg up on the competition. I don't think You'll regret it.
I would never rent wood burning, because sooner or later, someone is gonna try and light it with gasoline.

I would take a different approach.
If the 1st falls on a weekend or holiday, I don't do anything until the following business day. If the rent is not in the account on Monday end of business than by all means take necessary action.
I'm all for training tenants, but this is common practice in My world.

Hey Guy's, Thank You. You don't know how many pieces of the puzzle now fit from You're responses.
My agent just sent over a draft of the offer, She has "John Adamkewitz and or assigns"
Under Additional provisions She has: "and or assigns: Buyers attorney to provide seller with full information of investment group within 5 working days of accepted offer to purchase"
Any problem would just come back on counter?

Hi BP,
I'm working on an offer to purchase an REO property, financed on commercial money. The property will be purchased and held in a yet to be formed, entity between Myself and one partner. In Wisconsin an LLC can be formed in a few days but We are not quite sure of the Operating Agreement untill the terms of sale are complete.
I've had conversations with the bank that owns the property and I think that were pretty close on terms. Now I want to get it under contract. There are a buyers and sellers RE agent involved.
I just want to be upfront with all parties involved and avoid snags in the future.
So Who's name goes in the purchasers box? The two partners?
