I use petscreening.com which requires an application for each animal, vaccination records, picture if the animal, etc. Nothing is foolproof but we haven't found any cheaters yet.
That sounds like an interesting idea.

I haven't put much faith in references as losers will always have some fake references or someone who will lie for them. How can one know truthfully where an animal was adopted from or how old apart from asking the tenant?

I'm a Landlord who allows tenants to keep pets, although my patience is slowly wearing thin due to the odors they leave behind. I'm wondering if anyone has suggestions as to ways to limit pet odors/damage. An an example I am considering only installing vinyl tiles when it comes time to replace carpets as it is easier to clean (does urine flow through the joints in the tile?)
Wondering what people think of employing a service in which someone visits the rental property once a quarter with a UV flashlight and some pet urine odor destroying enzyme. Look for all spots where there is urine and spray this enzyme (Anti icky poo or Nature's Miracle). Are there such services and how much would something like this cost? Would the enzyme destroy the mark where urine fell, so that one does not need to spray the same place again?
Any other preventative measures preferably that can be done remotely or through others at tenant's expense?

Has anyone come across tenants who rejected your property because it did not have carpet in the bedrooms? Particularly applies to those who have put tile everywhere. Tile/Vinyl are hard and/or cold in winter, so wondering if that becomes a negative. I've seen some listings where they mention the type of flooring in the house, so wondering if that is a major issue.

Are Vinyl floors sticky? I ask as I once lived in a 30+ year old house that had either Vinyl sheets or Linoleum sheets in kitchen floor and it was always felt stick when walking over it unless it was just cleaned?
