Hey Guys,

Obviously, relationships are a huge part of business and life no matter what your occupation is. But with real estate investing, in particular, I've come to realize that relationships are imperative for success over the long term. As I have begun to network and meet lots of people, I find it difficult to stay in contact with everyone. I know some investors provide newsletters that are phenomenal, but I'm curious to know what other methods are being utilized out there. Would love to hear your thoughts on the matter! Thanks!

@Dan H. @Will Barnard @Lori Williams All great points, I agree that if I do cash for keys I should wait until I have the keys in my hand and he is moving out to pay him. Appreciate all the advice guys, thank you!

Hey guys,

I have a seller who is looking to sell her single-family home but has an old relative who has been squatting in the house for over 2 years. The relationship has gone south and I can't even get in to take pictures of the house (tenant refuses). The tenant claims that if she tries to evict him he will destroy the house. The seller is a reserved old lady and clearly does not have a grip on the situation. Any suggestions on how to deal with the situation? I know cash for keys is an option, I'm assuming I would look to put the property under contract and then go to the tenant and offer cash for keys? Any suggestions are greatly appreciated, thank you!

Hey BP community, my names Jacob Burhans and I'm new to BP. I'm currently a junior at the university of New Hampshire studying accounting. Before I become particularly attracted to real estate about 9 months ago, I was planning on becoming a CPA. I know there are some real estate investors who have come from an accounting background but I was looking for opinions about pursing a CPA in addition to beginning to build my real estate investment portfolio. Would it be beneficial or too much to maintain while also trying to grow an investment portfolio? My thoughts are that if I'm going to go through all the work in school to major in accounting I should get my CPA because it would help me better advise myself in my own business, but it may just be too conflicting if I'm trying to focus on being an investor and a CPA. Any thoughts are greatly appreciated, ideally from someone who is currently a CPA or considered the route. Thanks!
