Hi everyone! My name is Jacob Cuellar, I’m a 24 year old nursing student looking to eventually become financially free! I’ve done a bit of research on wholesale real estate (books, YouTube vids, podcasts, etc.) but I’m looking to find a mentor in the RGV who is willing to show me the ropes on how to successfully wholesale real estate consistently. Hi everyone, I’ve been having some trouble finding good off market leads, does anyone have any advice as to where I can find promising off market leads? I’ve tried Craigslist, and using off market searches on Zillow and Redfin.

You can try Realtor.com to view pending and listed properties of similar square footage, bedrooms etc...for a ball park comp. Obviously, these haven't closed so you won't know the exact price. Consulting an agent may be the best way to go. If your realtor weakens your negotiation, you have the wrong realtor. Most realtors have access to RPR which can comp a property just about anywhere in the nation.

Has anyone ever been nervous to call about there first potential deal? I’m having a bit of analyzation paralyzation and I feel like I’ve found some good properties, but I can’t really tell for sure. Does anyone have any beginner tips/advice?

Hi everyone, I’ve been looking for distressed off market properties to get under contract but I haven’t found any that look too promising, I’ve heard Craigslist is a good idea but has anyone had any good results with off market sellers from Craigslist? And if anyone has other ideas of where to find leads feel free to drop them below! Thanks!
