Hey ma’am! Congratulations on making the jump! My wife and I are a single income home with 7.... yes SEVEN kids.

1) Best place to make money is your own pockets! Make sure your not wasting excess money in “wants “ vs “needs” . Trade in direct TV for netflix. Shop home/car insurance... negotiate on your bills... YES call your cell phone provider and talk to their retention dept... tell them you just can’t pay as much sometimes they will cut you a deal!

2) Bring your kids along for the journey ! Go look at houses talk about your goals ! My kids want to demo houses with me now and they talk about having cash flow and appreciation!

3) make your goals long term and rewind backwards until you have 1 action a day you can do... such as... goal : own a cash flowing property..... what I can I do today... I can analyze a few deals...

As far as numbers your typically getting the 1% rule at this point. That’s what I’m saying. As far as a house hack you can get in at a lower down payment.

I’m an agent in both Texas and in AR. I lived in NWA me absolutely LOVED IT! Everything from weather , food to people and things to do!

Your list is strong! I would shoot for NWA over all great market amazing jobs and huge upside potential. If your looking for a duplex it's gonna be difficult , but not impossible especially because it's a house hack and not JUST an investment. I have helped multiple investors get into making 12% ROI and love the area! Good luck man and if you ever have any questions shoot me a DM

Great thoughts ! I was born and raised and now I moved back to Angleton TX. It’s amazing to see how many developers are here in town over 500+ lots being developed in our small town from BIG builders and developers.

I excited to see what’s to become of all this!

I have an opportunity to buy 2 homes for the live of ONE!! Woohoo... heres the catch

Home A:

$50/60k purchase

$50k repairs

ARV:$135k

Rent $1250

( this home is owner financed to a guy who’s always late and behind on taxes!) so in essence I’m buying a note

Home B:

$50-75k

$50k repairs

ARV $150k

Rent $1400

This home had a bad tenant with no contact and only payed one month of rent now... won’t leave!

home A: will cash flow (if he pays) $700 that’s my part after him paying taxes insurance ....with me risking eviction eventually...

Home B renter has to be evicted... with all this covid stuff and no contract I’m concerned he has the upper hand and I’ll be paying for it...

Is the upside worth the head ache!

Angleton is 2.9% , west Columbia 2.5 , lake Jackson 2.7 % on taxes.
