I bought a lot from a lady and she’s wanting to unload a house too.... trying to figure out if I want to do a dip or a long term... I like the long term thought... just trying to figure it all out!

Yea sir there plenty of meat on the bone and I would only pull enough out for repairs to bring it up to market rent. At this point there’s about 20/30k of repairs and upgrades needed .

$110k all in

$150k market sales value

$1400rent value

I have an opportunity to purchase a home on Owner finance .

Purchase price:$80k

Arv: $150k

Question with a owner finance could I get a bank loan on credit for repairs?

I just closed on my first investment property to build a home on, the seller had a house she wants to owner finance for half its value next door.

Goal is to build a home and rent with the 1% rule and purchase the house next to it and flip it.

I lived in NWA until May I moved back to TX... still an agent there.

I finally bit them bullet and bought a lot to build a home rent home. This is my first deal so I’m pretty excited... not about the size of the deal just that I’m finally done talking the talk!

So the area is great , but your right you the rents aren’t as high....could you buy a duplex rent your old place and pay everything down I say do that! You should be able to cash on your home depending where you bought at.
