Would a hard money lender, lending his own funds, need to be licensed? Would a hard money lender need to be licensed to service his own loans? I assume there might be different laws per state, so if someone knows specifically about Florida and any Federal regulations.

I went to birchwoodloans.com  - not sure if they lend in in PA but you could try them. Birchwoodloans loans without brokers so it was much cheaper for me than working thru a broker. If you need to close quick of the sfr I would give them a bell.

I do it with thru an LLC - so one asset which makes all the loans. You then have an LLC at your bank which is essentially your sdira.

I worked with Birchwoodloans.com  - they were pretty easy to work with. It was easy to work with them as they dont work with brokers.

@Edgar Rodriguez - how did they decide who was grandfathered in?

I found that working with the lender directly was much easier and cheaper than having a middle man - broker. I would suggest looking for a lender. I used Birchwoodloans.com on my last refinance because the bank wouldnt refinance me and the broker wanted 5 points upfront!
