right now it is a horrible time. We are at a high point in the market. It is a highly desirable area and growing in population. Cal poly is expanding however the market is due for a correction. I would wait until then to buy unless you are ready to hold on for 6 plus years. This area will always go up in value due to population growth and limited space to build.

Hi guys, I am also a local here in SLO. I look daily on the MLS and Craigslist. It gets depressing the prices. I cannot on my full salary afford a mobile home in this area. I would love to purchase a duplex or tri plex or 4plex and house hack. If anyone is trying to unload any multi family please contact me. I need help in the 805. I only have about 22k saved up at the moment.

As of today I am officially a licensed real estate agent! Although I am extremely excited, I am nervous about this transition. Long story short, I got a new job at Fed Ex, quit my construction job as of yesterday. I have not started at Fed Ex yet. I took the test today in Fresno and I passed the exam. I am not sure when I will start Fed Ex although I would prefer to just sell real estate I am nervous. Not just because it is commission based, but mainly because I am 21 years old and I feel like most people will not take someone of my age serious in the world of real estate. In particular selling real estate. I would appreciate anybody who has anything to say about this. Positive or negative.

I am still looking for my first buy and hold investment and would love some opinions on this duplex. It is located in the california valley and here are some numbers:

Price- 210,000

Cap - 7.20%

Rent 900/each 1800 total 

NOI- 15,520

Built in 2007

Full occupancy

I have about 20k cash do anything I can get into that will get me a couple hundred dollars a month cash flow is what I am looking for.

I am definitely into buy and hold investments. Looking for cash flow. My father is actually an engineer on that sewer project in Los osos. It is still pricey there to say the least

I live in San luis obispo county, California. Currently looking for my first investment opportunity. Have looked out of state and it makes me nervous starting out of state. However everything in my area is extremely expensive. Would pre foreclosures be my best route to get started in this kind of environment? If not why and what would be a better option? Thank you
