@Tyler Emerson Zillow is a great tool the zestimates can pretty far off when determining the value of a property. If you dont have access to the mls you can use zillow and filter the recently sold houses that are in the area near your subject property. from there you will find 3 good comparable houses and average them out to determine what the arv is for the subject property. After that you will subtract  estimated repair costs that number you have there should be close to the value of the property you are analyzing

@Sabella Gaines If it is a good deal you should be able to find a buyer no problem. Also when you are speaking with the seller you are making them aware that you are offering them an all cash offer. Then you will get that property under contract for the agreed price. In the contract you must have exit strategies for if you can not find an end buyer or do not have the funds to close on the deal.  Just approach the deal as if you are buying it cash & when you assign it the buyer will take your place and provide the funds. If the deal does not work you shall execute your exit strategy & exit the deal no harm done

@Curtis Rouse Jr Thanks a lot, to be honest i usually do not pursue short sale leads when dealing with motivated sellers. I just had a lead come across that appears to be a great deal in a nice area. I believe i will raise the funds to close on the property rehab it and then sell it at retail.

I’m looking for the best strategy to take on leads where a seller will be needing to conduct a short sale. Is it possible to wholesale these leads ? What is the best course of action with your experience ? Thank you
