@Tiffany Cohen Thanks so much!! Yes, I actually pre-ordered that book today. I'll checkout the Furnished Finder stats page as well. I have been looking at what's available a few months out but that's about it so far. Really just trying to decide if it'll be worth the extra cost of furnishing it. I appreciate the suggestions :)

Hello all, I have a property in the Beacon Hill neighborhood of San Antonio that my wife and I bought in the spring. Our goal was to flip it, but after hitting more than a couple roadblocks along the way and with the shifts in the market we would be selling at a pretty sizable loss right now. We have decided to refinance it and keep it as a rental property. We will likely be a little negative cash flow as a long-term rental and I've been learning a lot about medium-term rentals lately. I really like that strategy as a happy medium between long-term rentals and short-term rentals, but I'm curious if San Antonio and that particular neighborhood is a good area for medium term rentals? Thanks for any insight!

Hello Brit! Thank you for your service and congratulations on coming to the end of your time in the military. Last year I separated from the Army National Guard after 8 years so can relate in that regard. I am an agent in Spokane, WA and a local and long distance investor myself. I would recommend finding an honest agent who has a good idea of what repair costs might be and what to look for when walking a property for you. Setting a clear criteria and expectation is important as well. I have invested in two different out of state markets and having a good agent who wants to help YOU succeed has been very helpful to me.

Hey @Cornelius Brady, congratulations on jumping into the investment game! I think you have a perfect foundation for starting real estate investing. Being active duty, getting that BAH, and consistently moving every so often is one of the best/safest strategies in my mind. I just finished 8 years in the National Guard and have a couple active duty friends who have been very successful doing that. If you're ever at Fairchild AFB here in Spokane I'd love to connect in person. I personally just bought my first property in San Antonio but live and work in Spokane. Way to go and best of luck!

Hey all, I'm new to the San Antonio market and am trying to learn about multiple different investment strategies. There seem to be some great short term rental locations so I was wondering if anyone has recommendations for short term rental management companies in the area? Specifically vacation rental type management (Airbnb, VRBO, etc.)

Hey Rebecca, yes I agree it is crazy out there! The lack of inventory in Spokane right now is making it very difficult for all investors, but especially those wanting to house hack and use the FHA loan. I've been working with a couple buyers over the past year who have been looking to do exactly that and there just seems to be no options out there any more. Here's to hoping that inventory picks up some time this year! Best of luck out there :)
