I do know of a couple local networking groups in the Spokane area. There is a pretty active one in North Idaho as well which isn't far. I recommend networking on Facebook investment groups in the area you are looking as well. Those are great resources! I am a realtor in Spokane and happy to talk and share contacts in the industry here if you'd like.

Hey Jacob, I commented on your previous post but it must not have lasted. My recommendation was that if she has access to a HELOC she could utilize that for renovations, or if she has a friend or family member with one she could try to work out an arrangement with them. Hard money or a partnership with someone who has the funds are also options. Best of luck to her with the renovation and sale!

Hey Jorge, I'm a realtor in Spokane and would love to talk sometime about what kind of investing you're looking for and answer any questions about the area. It's a hot market (where isn't right now?) but still cheaper than a lot of places. Lots of job growth in this area with high rental demand.

Congratulations on the deal! The covid regulations have certainly not helped investors but there is still potential out there.

Hi Deepthi, I'm an agent here in Spokane and agree that the Spokane market is certainly soaring. Prices are up an average of almost 22% in the past year which is great for those who own property here! I personally don't own rentals in Spokane right now but do work with investors here. I think it's a great area to use the BRRRR method - if you can find the deals that make sense. Finding deals on market at or below 75% ARV is very difficult due to the amount of competition. Focusing on properties that have some good value add components (ie. unfinished basements, low bedroom/bathroom ratio, etc.) might work, but all properties are very competitive. I think finding off market deals might be essential for BRRRR here. If you can market for deals yourself that is probably the best way to find the ones that will make sense. Rents here are increasing, property values continue to climb, so I do think it is a good place to invest in!

Hello @Thomas Pigeon, welcome to Spokane! I am an agent here in Spokane and am just starting my own investment journey as well. I am focusing more on long distance investing for the time being though. I have worked with a few investors here and focus mainly on single-family real estate, but also have some experience in multi-family. This market has definitely been a highly appreciating market for the past several years, and is a wonderful place to live. I would love to connect and learn more about your goals and plans for RE investing!

Good list! I'm an agent here in Spokane and just getting into the investments myself. I've worked with investors here though and can definitely confirm how hot of a market it is. Making good cash flow is tricky, but appreciation doesn't seem to be slowing down at all so I think investing for the long term, or flipping, is advantageous.
