Also something to consider,  its not uncommon to ask for a seller concession, therefore lowering your out of pocket...  It's not a guarantee obviously but it is happening more and more..  there are plenty of strategies you can use to lower your out of pocket.

Property is in your personal name it sounds like? HELOC is decent option to access that equity but just be cautious

Keep looking and don't try to time the market..  if its a deal you like and the numbers work, buy it.

Curious what other people are using to pull the credit scores?

I have used Zillow Rental Manager and been somewhat satisfied with the results but now wonder how accurate they are...?

I love it here.  Great market, very diverse.    We flip houses and pick up rentals.  We currently have 4 doors that cash flow pretty well

Don’t over think it.

Find out market rents for the properties your looking at , start a saved search on Zillow, hot pads etc. You will get daily updates

Talk to a lender and get real numbers for what you can afford and what your mortgage payment will be.

Let time do it’s thing and build some equity and experience!
