Yes able to assist . Is the DSCR what you are looking for ?

For the dscr most are starting to move to 12 month seasnoing but 6 months is still available and very few 3 months or less . When was the property purchased ? 

yes would get a purchase/rehab HM loan and then refinance to a 30 year fixed after the project is complete . Also majority of lenders want to be in 1st and only lien position 

Its probably going to be a bridge loan when you're first starting out 

investors work all year long no matter what season or holiday it is :)
