I'm really glad I asked, because I really think most investors really don't know, Im definitely learning.

What about with writing offers? Usually I've seen investors looking to write offers that meet their needs, but realtors not wanting to take the time to write a ton of offers knowing many won't be accepted. Especially in a seller's market like today.

I wanted to update you guys on this. I ended up buying this property ($170k), closed back in July. I took your recommendations into account and ended up offering her discounted rent of $650 a month provided she allowed me to sublease the other room, which I did for $500 a month (regular market rents are $1300 max).

Has been an great deal as a result. I'm only $200 a month below market with no fix-up costs, etc. And turns out the original owner is already planning on moving out in December. So I can rent for full value.

Win win win.

First Brrrr in Vegas where every realtor told me it wasn't possibly here, and in fairness most people here told me it was a bad deal. I'll be able to refi all my original investment in February with positive cash flow and repeat the process. Now I just need lightening to strike twice!

Vegas is pretty tough on finding Brrrr opportunities. I did my first Brrrr here a couple months ago after working with a couple realtors and I ended up buying a property I found on my own that was off market. Realtors invest to so if they find that opportunity that good here, it's usually already under contract.

I usually hear about qualities we need from our real estate agents as investors, but I don't generally know what agents need, especially when working with investors.

What does your ideal, investor, working relationship look like? What are your expectations from him/her? What value do you generally bring in your relationship with them? How much collaboration goes into making offers?

I'm legitimately curious about this subject as my first investments came outside the help of a realtor.

You should look in to the areas you would find a multi family in Vegas. I have yet to find an investor who's willing to live in an area where you can find a 4 Plex in Vegas. I'm here and checked out a few, NO CHANCE is ever live there.

Just too offer a different book than most of the norms, one read the helped me pull the trigger was Negotiating Real Estate... By J Scott.
