Michael Smith from Brooklyn...Builder's Risk Insurance is "coverage that protects you and/or your organization's insurable interest in materials, fixtures and/or equipment being used in the construction or renovation of a building or structure should those items sustain physical loss or damage from a covered act or cause of loss." You always want to purchase it when completing a rehab.

Hi Aaron,
I know for fact, that you should "never" buy rentals in your own name. Each individual property should be in its own LLC for personal asset protection. If not, you run the risk of insurance loopholes that could transfer liabilities over to you. If a tenant were to ever fall down the stairs, etc or attempt to sue for any reason, they could come after any and everything with your name on it. Also, if all properties are in one LLC, they could come after you for all the properties within that LLC. Always, always, always have an individual LLC for each rental...and never, ever, ever put a rental in your name! Talk with a real estate attorney, or CPA; and you will hear the very same song. Yes, as fore-stated...there are deals still around, but fewer and farther between than they once were, til true. You "can" find them, but you will need a team. My Investment team goes (as a group-to divide and conquer), and we've actually been able to snatch up a few deals recently. You may contact me for our next trip...and tag along, if you'd like. 1st of all, congratulations for being proactive and forward thinking. In that area, based on what I've seen there. (Husband once worked for Gulfstream) While there, and based on what I saw when we purchased our rentals...I believe mid-grade SS appliances, updated fixtures, inexpensive granite counters, and mid-grade hardwood and/or tile floors will appeal to the broadest audience and will get you the longer-term professionals. Soft to medium grays for wall paint colors look very soothing and contemporary; and wood (like) blinds will offer you the best ROI. We actually had a tenant there who was a professor at Georgia Southern. We went to a pool party of a fellow co-worker and she was there, along with her husband who we found out worked in another dept @ Gulfstream. It's a tightly knit community and you should do well with these upgrades. The items mentioned above are the new neutrals. (I'm an interior decorator also, and stage my own flips.) That type of home doesn't warrant high-end upgrades; but with these upgrades, you will have renters (of all types) clamoring for your property-hence better rents. Hope this helps a bit. Hi Aaron,
You have probably heard the old phrase, "Been There, Done That"! I am "not the one' to be a Debbie Downer [if you will]; but...I worked with Jerry Norton. Bought his program; (and a gazillion others), but never got one deal approved. Not one! #1 was an issue with their GUI, and lots of submitted deals would never make it thru. I finally did get one thru, but there was always "something" that prevented it from moving forward to even be reviewed. I finally got it reviewed and it was sent back several times, and my clients got tired of dealing and just backed out. Communication was less than adequate. Now...in all fairness, this may have been during the time that Peter Conti was recovering; but at the time I didn't know that. I just knew in my world...I'd wasted my money...AGAIN! I was also fairly new to investing, but I'm a bright enough [well educated] individual; and what I thought at the time was a great deal did not get approved. I've heard several other students make the very same complaint...that Jerry's team would always find "something" wrong...some reason not to approve their deal...therefore making money was difficult "near" impossible. When I tried to count my time as a loss, based on their 365-day guarantee...what do "you" think happened there? OK, so...that's my 2 cents. Hope I'm just an isolated case (yeah, right)! I've even been contacted by a group of his students asking me to join their lawsuit. I hope things have improved and that you can come back and share your success with me. All that said...I truly wish you all the best.
