If you buy an investment property as an absentee owner you usually have to put more money down (possibly have to pay mortgage insurance) and you will lose the opportunity to use the 1st time home buyer programs (unless you don't own a property for 5 years after you sell your last property, then I believe you can qualify again). The low down payment and interest is the perk of the 1st time home buyer programs.
You can also maybe do a roommate setup for the unit that would be yours for a little while and live there part time.
I've also seen people put a mailbox on the property with their name on it and have mail sent to the property to look like they live there. I'm not suggesting that, because the lender has a clause in the deal that they can accelerate the mortgage to where the entire amount of the loan is due immediately if they find out you are not living there (although I haven't heard of that happening to anyone).
You sound like a very motivated young man. Have you thought about using a 1st time home buyer program to get a multi-family? You live in one of the units and rent the other(s) out as a start. You can build up capital and experience that way.

It was a meet up pick together by a mutual person that Nicole and I knew. It wasn't what I expected, so I parted ways. The person running it was looking to be a leader with a bunch of followers, at least that's how I felt. It's wasn't anything official. Just a person looking to start a team of lackeys, to do what she said, not to Mastermind with her. I'm looking for people I can mastermind with to build and grow, that wasn't it. But if you're still interested I can PM you the person's contact info, maybe her group still gets together.
Nicole left too, by the way. Her reasons may be different.
