Hi,

Looking for advice regarding financing for an apartment building. I'm just starting out in the commercial real estate investing game and I'm seeking an investor that is experienced in this area to share your thoughts on a couple ways I could finance the property. For instance, examples on how you financed your first apartment building would be great! Or if you know of any hard money lenders in the Las Vegas area I could utilize to acquire the property and get my foot in the door and then refinance the property with a conventional lender, rip the forced appreciation out from the renovation and repeat the process only next time I'll have capital to use a conventional lender from the beginning. Any thoughts or advice would help me out substantially!

Hi everybody,

Quick question pertaining to becoming a real estate agent at Keller Williams. I hear that Keller Williams is a great company to work for when first getting started out in real estate. I had a question about the training that you receive before you actually obtain your license. Do you have to receive your license before you begin training at Keller Williams? Or does the company provide internships or prerequisite training like as a mentorship to gain real experience before becoming a licensed agent? Any feedback would be great thanks!

Hi Everybody,

Looking to get some advice on investing in my first real estate deal. I've read a ton of books on residential and commercial real estate investing and believe that commercial is more of the path I want to take. Here's the deal though, given my lack of experience and capital, I'm not sure where to begin as far as financing goes. Should I contact a private lender? Or should I use my VA home loan and stay at 4 units and below for my first investment while I live in one unit for a year and have my tenants pay off my mortgage? I eventually want to move up into the 10-20 unit apartment complex range averaging 5-10k a month from my investments. So I guess my real question is, how would I present my case to a bank or private lender? What do they need or want to see financially that's going to make them say yes when I ask for a loan? Any advice is greatly appreciated!

How much experience did you have before you purchased the property. The reason I'm asking is because I thinking of doing the exact same thing and wanted some advice on how I should go about approaching the bank for a loan?

Hi everybody,

I'm currently transitioning out of the military and I've been reading up a lot on real estate investing and believe I'm ready to get my feet wet. I was wondering if anybody in the San Diego area would be willing to meet up at a local Starbucks to have a cup of coffee and discuss the ins and outs of the business. I'd be more than willing to just sit there and take notes and absorb any and everything that you have to say regarding the do's and don't of real estate investing. I'm interested in buy and hold real estate and would like to know everything I can before I jump in and invest in my first deal. This is not an invitation for solicitation, just a way to network and be taught anything that could better myself.
