@Francis Rusnak - When property appraises below sales pricing, can seller still agree to the lower price to continue the sale? Or is contract automatically void?

@John Warren- Hello, thanks for sharing! It was recommended to me today that I do a m2m on my vacant unit. Agent thinks that given the existing situation, it would be easier to terminate a m2m than it would be to terminate a one year lease. Any thoughts on that?

Wow this is crazy! I think we all need to come up with ways to counter offer all of these crazy proposals. States are only favoring renters and screw the landlords.

I’ll be looking forward to the many responses you get on this subject. Amazes me how the laws are totally one sided and only protect the tenant.

They should say “Freeze rent” but also “Freeze landlord mortgages.”

@Michael Slockers hello, you gave out the answer property #1 and #4 are the ones you should refi.

Hi @Ray,

I would gather information in how she can move to a subsidized living situation. Sell her the idea that she might even end up paying less than what she pays you now. You might be able to get a social service agency to assist help as well.

@Trevor Aydelott - I need to say your opening statement really catches ones eyes. I am not a realtor, but what I observe is that even if they want to excel at their jobs, they still depend on the other agent and if “that” agent is not good then there’s the problem. I personally find it troublesome when people stop using logic or common sense. Some certainly make it all about their commission whereas some other become your consultant. Hit or miss not all are bad.

@Eudith Vacio - Thanks your comments. Sorry I left of details. These are the numbers on this deal: $287k purchase price, $58k (20%) down payment. Month Payment estimated at $1648 with tax and HOA. Rental market $2300-$2500 without a doubt -a downtown expert told me after looking at the comps. This is because 1/1 are going for up to $1800 and this unit while on the first floor, is still 2/2 with garage included.

Are these numbers enough for a concise opinion?
