I don’t see how 12- 55k homes could ever cash flow 10k+... how do you know what they’ll cashflow if you don’t know you’re monthly nut?

Feel like I’d be putting this info in front of someone who knows your area and how to underwrite this before getting in too deep.

@Paz Yaacoby Westwood is the biggest neighborhood  in cincincinnati by 3x in terms of geography. So yes, there are some parts that are D-F, primarily east Westwood towards south Fairmont. 

However, the western half they borders Cheviot, and everything west of Werk/Harrisonc intersection is C-B and getting hot. I have multiple friends who’ve moved back from Austin, Nashville, Bay Area, and have chosen to buy in WW instead of Oakley, Hyde Park, etc... beautiful homes with big yards, while being in the “city”. Westwood Brewery is killing it, Nation Kitchen and Bar just received their approvals for their 2nd location in the old firehouse. 

WW is the quintessential neighborhood for the “be weary of the Midwest, it’s very street to street.” The people that flat tell you don’t buy in Westwood it’s a war zone or over generalize and say the entire west side is going the wrong direction, they wrong..... and just know the area tangentially. I’d very much recommend you pay the area a visit and see for yourself.... maybe we can grab a beer at the Westside Brewery.

Having lived in the bay, and being a cincy local... if it’s a choice and not job dependent, choose cincinnati if you want real estate to be part of your financial future.

Build is absolutely garbage.... they’ve had a house on my street for sale for nearly a year.... they’re game has been figured out for the most part.... they prey on young investors.... absolute trash

@Nicole Duncan if you live in Cincy... I suggest getting out there on a bike or in your car.... all 52 neighborhoods in cincinnati can be a great for investing depending on your strategy.

@Mica Moore  My thought: 

You’re clearly apprehensive with the challenges in out of state investing.... and I’d be to if my first investment was 2k miles away in a city I’ve never been .. most people from Cali, ny, etc come to cincy and buy 30k-75k **** properties because as you said.... the numbers look good on paper.... most fail miserably.

If you’re  a first time investor looking to the Midwest... my suggestion would be spend 100-150k and be in a B neighborhood. I’ve actually wholesaled a few properties to some friends that live in South Tahoe.... they’ve done really well... especially as a newbie.... this type of investment will be much easier on you’re blood pressure.... but then again... if you can spend 100k- 150k id just look to Sac, Boise, or other places closer to you.

If you do decide to invest here.... you’ll probably want to visit out here a few times.... go to a few meetups.... and then, if you’re comfortable with the idea, pull the trigger.

Joe Fairless has a meetup in Deer Park the last Tuesday of every month.... I quit going because its a little busy for my liking and has like 40-50 people..... but for a beginner it’s a great place to make introductions and begin building your network.
