Part of being a good real estate investor is managing and reducing your expenses. In a world of big eye-catching numbers and flashy headlines, what really matters is your bottom line.

At the end of the day, saving a dollar is worth more than making a dollar, so this month we are going to talk about making your assets more energy efficient as well as discuss how and where you get your energy from.

Eric w/ Boulton Insulation (Family owned since 1948) will be joining us to discuss the ins-and-outs of insulation and other home efficiency improvements. We will also be joined by Danny and Jacob w/ Lumio Solar to discuss some of the many benefits of solar and other home efficiency improvements offered. Did you know Boulton Insulation can retrofit insulation into walls of older homes? Did you know that you can add solar to your home or investment for $0 out of pocket, take advantage of tax benefits, and save money on your utilities over the long term? Join us to discuss when it does and doesn’t make sense to make some of these big efficiency improvements as we enjoy casual networking, food and beverage at our awesome event space! See you then!

This month, we will be joined by Spencer Ingrim, Commercial Real Estate Broker with Kidder Mathews. Spencer has been involved in real estate his whole life, working with his father in the business until 2014 when he relocated and joined Kimco Realty Corporation, a publicly traded Real Estate Investment Trust (REIT) managing over $12 Billion in assets. Spencer most recently operated as Regional Property Manager for Kimco Realty where he managed 11 retail shopping centers totaling 2.8 million square feet in California. Spencer holds a real estate portfolio of his own, primarily partnering with his father in Lewis County multifamily and mixed-use buildings. Spencer continues to grow his portfolio in 2022 as he recently relocated back to the PNW to pursue his new career as a Commercial Broker.

Join us as we discuss how Commercial Real Estate Brokers differ from Residential Brokers? How hot is the commercial space compared to the residential market? Is it time to consider asset classes in the commercial space?! Come prepared, Tuesday the 23rd with your questions for a commercial broker with Spencer from Kidder Mathews!

**Check us out on Meetup.com or search "Olympia, WA Chapter-Multifamily and More", our private fb group** Usually have 25-45 like minded investor/aspiring investors at our meetings.

Quote from @Nancy Pfleghaar:

Hi BP Family. I'm in the Puget Sound area of WA State. I'm fairly new to investing. My strategy was to BRRRR and wholesale for capital. I'm nervous about getting into a house to BRRRR because I'm concerned it won't appraise enough to repay my lenders by the time it's ready because of the market. When it comes to wholesaling, I don't really have a buyer's list for the area. I'm told not to worry about that because there are plenty of buyers but I don't know how to find them. I've also been told that it's wise to double close but haven't found an escrow company that offers that. Any advice would be greatly appreciated.

Hi Nancy, In my opinion, you shouldnt have too many issues with low appraisals right now, as the market isnt hitting crazy new highs every month right now like it was. In reality your bigger risk is the refinance after the remodel, and not knowing where the rates will be at that time. I'd say you should just bake in a slightly higher interest rate when you run estimates :)
