Kellen Mangan decided as a teenager that he would pursue home building and completed his first new home construction by the age of 22, while still attending St. Martin’s University as a business student. That early initiative and hard work earned Kellen recognition as one of Business Examiners 2016 “40 under Forty”. That clear vision at such a young age provided Kellen with the opportunity to carve a path of success by obtaining his real estate license at an early age so he could also sell his new construction homes, all while still completing his schooling.
By late 2009, Kellen had formed High Definition Homes, LLC and was off on his own, completing more than 100 new homes in his first 7 years. Since then, Kellen has completed numerous multifamily projects and also retains investment properties as part of his personal portfolio. Kellen strives to be an asset for his community, "I am proud to live next door to my customers in the communities that I build." Mangan said.

@Sean Schneegas sounds like you are in it for the right reasons! That’s awesome man. I’m a local investor (own and manage 16 doors in Thurston) and I run a meetup group here locally as well. We are set to have over 40 investors (or aspiring investors) come out to our Olympia venue this Thursday to network and have a good time! Consider shooting me a message if you want more info! Hi @Sachin Sharma I believe my Thurston County market is a good hybrid market, where you can still find cash flow, strong historic appreciation and solid tenant base. Let me know if you'd be interested in learning more! I also don't see the market cooling off for at least 18+ months personally.

@Jorge Barboza Jr. I am in the Olympia market. I currently own and self manage 16 doors here in Thurston County. I am expecting to tie up another 5 units before the end of the day today. opportunities are definitely less than they were a few years back, but are still out there if you know your numbers and can be ready to pounce when an opportunity arises. Assuming your hard money lender wont offer the rehab budget with the loan (which might not be the best option anyways), a decent option (if your business has been around long enough) might be to try and qualify for 6-12 month interest free business credit cards, which could be a short term solution, however if you have some property with equity, in my opinion a HELOC would probably be your best bet.

You should consider calling Rob Trickler (RE Lawyer and president of the Washington Landlord Association). He gets probably 50+ calls a day, so you might not get him right away. We just had a zoom meeting last night discussing how/when to notify tenants on termination, rental increases, etc. his number is- 425-303-8000
As @Brad Hammond mentioned, the rules are much more relaxed for owner occupied homes. It is my understanding that you only need 20 days notice and that you cannot give it until July 1.
