The sellers asking price is irrelevant to your scenario. You need to analyze the actual property operations and compare to the sellers pro forma. Thats if that is the information you posted. You determine the property value/offer price

I am a plumber that has done work in that area many times. Mostly on the cape, it's all crawl spaces. Make sure you get a few different quotes, some contractors might add a little hidden extra for the working condition. Although, they shouldn't complain. Crawl spaces are everywhere in MA

Don't be lenient with late payments. Depending on your state laws, serve a pay or quit immediately. If they are good tenants and you feel bad about doing so, remember it's a business and tell them late payments make your books unorganized and you're just following the landlord laws

I work in new construction and I agree, I see white cabinets about 95% of the time with brushed Nickel fixtures

I'm curious to see which home improvement/rehab trends are starting to appeal to the masses in your market...

-Specific finish on hard wood flooring? Styles of laminate?

-Kitchen cabinet style/finish?

Granite, marble, quartz colors?

Fixture/faucet finishes (chrome, oil rubbed bronze, brushed Nickel, rubbed brass) 

Appliances (stainless, smudge free stainless, black, white)

Lighting fixtures (recessed 3" 4" 6", ceiling fans, island drop lights, under cabinet lighting)

Fireplaces (gas, wood, tile surround, stone suround, wood block mantle)

Carpet styles

Landscaping

Ect...

an electric hot water heating will be just as expensive if not more than running it off of propane. Plus you'll need to add another breaker to the panel, run the wire and buy another water heater

If you have used a USDA loan to buy a property, have you actually had to pay back the subsidy you were granted once you are out of the program/sell your property? I have heard numerous stories from people who have never had to pay back subsidy. 

Wondering if anyone has actually had to pay it back after refinancing or selling your property.

If you qualify for use a loan which is low income, most likely you won't be able to go out right away to purchase another property due to debt to income ratios

Really depends on what you feel is right. If it will be fairly inexpensive based on sq footage and you feel like he will be a more responsible/clean tenant, I would replace it. But that's just me. If it is a large area that would have to be replaced/costly and it isn't quite worn down or stained, I wouldn't replace it.
