Sorry for the double post. Home alarm with a siren. They have sirens now that are so crazy loud the crooks will NOT be able to stand it. Plus it attracts attention. If the alarm calls 911, even better.

Sit at home with a 12 gauge shotgun. They loot you shoot. News spreads quick. Crooks will start to avoid your home. On a serious note, where is the property? Pretty rough area, I'm assuming.

All I can say is don't just "jump in" to a war zone. I was desperate for my first deal. I drove through war zones. I actually got "chased out" of one. The numbers made sense but... that area. I slowed down. Next thing you know I found a great property on the other side of town! Everybody was screaming mold! I didn't believe it. Guess what? NO MOLD! I jumped in, and never looked back. Take your time. Flood zone? Well... It can be stressful sometimes but I got flood insurance for that. Yes, it's expansive but it gives me great peace of mind.

I am very glad I revived this thread guys. Hopefully people do their research, read this and avoid TD Bank. If I only knew what I know now I sure would have done business with a different bank and saved myself a huge headache! I called them today. Well my HELOC has been approved. I have to provide them with an updated insurance policy as the current one is about to expire and they will issue authorization to close. Let's see how all that goes....... I will report back. I must say that through the whole process I also dealt with some ridiculous requests from the bank. Pure craziness!

Matt, thank you for your reply. I'm slowly losing it with TD. Did you do any business with that credit union before or was the HELOC your first time dealing with them? I went with TD because the rates were good and I have been with them for 7 years. Thats the only reason. I didn't want to go to a different bank because I wasn't their customer. Maybe I should have...

Not to revive a long thread but... I applied for a HELOC on July 24th. Still waiting. It took them two weeks to verify my employment even though my employer got back to them within 24h. TD BANK is literally killing me with their waiting game. I really want to send an angry email to them but... I don't want to piss anybody off enough for them to deny my application. Ah almost two months on the 24th. Truly ridiculous. 760 credit score and I own the house out right. They get first position when approved.

Short and sweet. Don't do it! Why? If you owned a convenience store that you open at 6am daily, would you let a new customer come in and do his shopping at 5am? No. You open at 6am. This is business. Treat it as such. If you let him get his way once its gonna go down hill very quick. Don't worry about if he's a good tenant or not. This is business. Your business, your rules. He pays rent, not the mortgage.

Hello everybody. I'd like to become a real estate agent in NJ. I have been putting it off for too long now. Can you guys reccommend any ONLINE licensing classes? I work too much... I don't have the nights or weekends right now to go and sit in a classroom. I figured id ask here as i dont want to get scammed doing the first course that pops up on Google.

Thanks for the reply. That makes perfect sense. Be sure to post the numbers from a GC. I'm curious as to what the going rates are for different services. I did the rehab myself on my first deal so I only had to deal with the cost of the materials.
