Hey Linda! Looks like you have ample amounts of repairs/capex set aside, which is always good. I would say the loan interest rate will likely be more around 5.5% due to rentals having higher interest rates. Down payment will likely be 25% not 20% due to it being duplexes

How confident are you on the area and the rehab costs?

Hey Julie! Why not just refinance that property or get a HELOC against it? How much could you then pull out?

For rental properties make sure the zip codes will allow for cash flow

Other things to look at for area identification...

  1. Demographics
  2. Population
  3. Employers in the area
  4. Schools
  5. Crime rate
  6. Job Diversity

Definitely was an opportunity, but there are always more opportunities. Hard to come by obviously but they are out there :)

Our group passed on a senior living facility last year when it was worth about $13m due to our capital being tied up at that moment, fast forward to today and it is now cash flowing 15% per year and worth about $20m or so due to the new owners optimizing the property as we likely would have. It was a B class facility and was very well maintained! Kick myself all the time for not pursuing more haha

@Dominic Licerio Just call/email the brokerage to liquidate your account and you should be good to go from there! It'll take a few days to sell all the shares off
