Hey Rik! After you move the tenants in, be sure they are aware they will be paying utilities, and have them contact the utility companies to put their names on the account, so they will be billed monthly

With my apartment syndications, as the manager, say I were to get 50% equity, I would then get 50% cash flow plus you could possibly negotiate a 1% asset management fee as well, where you get 1% of the total net income each year.

Does your investor required a Preferred return? Where they get a set % of the profit each year, before any cash flow distributions to the manager and members?

I would consult with an attorney first off, but I believe the partner doing everything would be the "General Partner" and the silent partner would be "The Limited Partner" and it's fairly simple to have an attorney draft it up for you!

You should contact Ridge Lending if you are looking to invest in the continental US. (https://www.ridgelendinggroup.com/)

Their CEO was on a podcast recently saying the DTI has gone up a bit recently, I think she said between 45-50%, obviously with a few variables at play!

I think thatd be a great place to start

Okay, so you can also search your county's record for "civil sheriff foreclosure sale" And see if the property is still in preforeclosure! You can also reach out to a local property manager and get their insights on it, sometimes they know a lot too.

Do you mean what information you should find out about the property?

I would contact them and discuss the condition of the property

Hey Ryan, I am sorry for your loss! Definitely not easy to deal with :/

The answer really depends on your goals, how passive/active you want to be, etc.

But let's say you want to use that as a down payment on a solid cash flowing property... I would identify a market that suits your needs, build a team in that area and identify a property that would match your criteria.
