It depends. I have worked with investors who do both or focus on one. I do agree with Charles it is wise to do the entire Triangle (Raleigh/Durham/Chapel Hill).

I would try to get the 12 months down to something smaller, like 4-6 months (if possible). In my opinion, 6% is high that may be another thing you can try to change. If not, I would see what other agents in the area are offering.
