@adrianne Bryson thank you I will do that. I was going to put hvac and renovating in my presentation the reason how I came up with the offer. But I wanted to make sure I use the correct numbers when I analyze the deal so I wanted to make sure if I should go off the 133k like I had planned on doing or the 155k to analyze the deal correctly, because it's not too many houses in the area that small. They are all 1700 sqft to 2500 sqft
My wife and I got our 1st lead on Saturday. The owner is selling the house for 158k but it has been on the market for almost a year now. She said she doesn't want to take no lower than the public records property appraisal which is 148k, mind you the house is only 964 sqft 3bd 1ba. It use to be a 2bd but they added on a room. When I try to do the comps in the area it's a house that is 0.9 mi away that's 3bd 1ba that is 1054 sqft that sold for 135k and a 2bd 1 ba that is 1346 sqft that is 0.4 mi away that sold for 155k. Mind you also this property has no central air or heat and needs a little renovating to it. How should I analyze this deal correctly I was going to use the comp of 133k to get my numbers should I proceed with that number?

Hey BP family let's say if I had a probate deal hypothetically speaking, and if the decedent's house was built in 2003. He or she had at least 170k left on the mortgage, but the comps in that area is 225k how would I analyze a deal like this or would that not even b worth my time due to how much is owed left on the mortgage?
But the real money is out the war zone area may I say or can it equal out depending on how hard you work?

yea I wanted to target some war zone areas but mainly the areas that are in decent shape that take pride in ownership.

@Christopher thank you also, because I didn't know that when it comes to section 8 too many boarded houses or crimes in the vicinity can cause a house to not have section 8.
I appreciate all the info from all of y'all! I really would love to observe somebody to learn more and when I get deal maybe we break bread together for letting me learn and observe.
@Stan well I actually was trying to figure out some areas to target and sw Atlanta was one of the areas I that was on my radar. I thought about East Point, but sort of the houses that are closer to the camp creek area but I'm not to sure about East Point in general because of the mix reviews I get about the crime.
Oh ok, because I hear so many people talk about investors not wanting to do deals in the war zones, but I don't want to go there and try to find wholesale deals there if it would be a waste of time because investors don't want to invest in those houses.
