Joe Gutmann Welcome to BP. You are 100% correct on Repairs / Maintenance vs Capex. They are two different expenses.

Hello BP Members!

I am rehabbing an apartment. I would like to inquire:

What is the difference between thickness and mil layer because I am interested in 6mm or larger thickness and I have constantly been told by contractors regarding mil layer being 12 or higher. 

I'd appreciate any suggestions.

Welcome to BP. As per our lease agreement, rent is due on 1st of every month. We give me 5 days grace, if the rent is not paid within 5 days, we charge 10% of rent as late fee, plus we issue a 5 day notice on day 6. In Illinois, full rent is not paid within 5 days, we file for Forcible Entry & Detainer. Hope it helps.

Troy Forney Welcome to BP. Commercial lenders are usually different when making loan decisions. They have their own guidelines and they varies a lot. It's amazing as one commercial lender say yes while other says no. I contact at least 5 commercial lenders so I get the best rate and terms. On the other hand, most conventional lenders follow a similar guidelines. They will usually be very close in rates and terms. Between the two, I prefer commercial because of less restrictions. Hope it helps.

Both are good. We use both of them. Sometimes Realtor.com is more updated and Zillow also has FSBO.

I disagree with last poster.

There is no way you will get 50-60 or little alone 90% response. 

Property owners are NOT standing by to receive a postcard and jump to contact you to sell their property. 

Postcards response generally is about 0.5%. I send about 1500-2000 postcards every month.

Don't feel bad. I have been sending direct mail since the last year (August), I have a very little reaponse. 

The idea is to keep doing it. One suggestion though, depending on your farm, 1500 a month is a good number to start.
