Thanks for the great advice. I have a couple of new properties just coming out of rehab closer to your neck of the woods in South Paris. Do you know of any meet ups in that area? I have owned a house in Naples for 20 years and just started buying investment properties up there about three years ago and would like to start networking more in the area.

Thanks for the suggestions, in my research so far it just seams that being a competent, caring and diligent landlord is the key to being a successful section 8 landlord. My property is in good shape and I like to keep it that way which will obviously help with MSH inspections. So it seams like screening is extremely important, being fully knowledgeable on MSH laws and practices and having a regular presence at the property are some of the more important keys. I've read a lot of good and bad on the topic of section 8 rentals and was wondering how different locations may be better or worse in regards to class of tenant(and by class I mean people who care about their home) so anyone else in the greater Portland, Maine area who has any insight on this would be great.  Also if anyone else has some advice on best ways to screen the tenants to reduce the risk of bad ones I'd love to hear your thoughts.

I'm looking for any advice and or experiences with Maine State Housing Authority (section 8). I have a 12 unit building in Bridgton Maine and was thinking about opening it up to vouchers. The increase in rental rates I could expect is a significant amount and was wondering if it is worth the hassle of renting to Section 8. Can anyone give me their thoughts, experiences or, pros and cons on this topic.
