Hi @John Corey

I do like my job. But I wouldn’t work at it if I didn’t have to. I’d like more time with my family and that’s what I’m working towards. I agree that OOS investing can bring more problems then it’s worth but a lot of people seem to be making it work.

Cash-flow in Hawaii isn't the easiest.  For me at least, it took a long time to save up enough to buy any rentals.  Luckily I bought at the right time and have seen some nice appreciation and moderate cash-flow.   The appreciation is way more then if I bought cash-flowing properties in the mainland.  BUT, I'm still working my day job and am envious of the OOS investors who have enough passive income to stop the 9-5 hustle.  Still trying to figure that out.

Hi, I’m looking to invest in Kansas City, MO, and started calling the local banks, the first few I called have 3-5 year fixed rates then convert to arms. Before I call every bank can you tell me if this is normal or if some banks offer a 30 year fixed rate.

@Han Yu I agree with Kevin Hunter, sounds like you should sell. Maybe try FSBO(depending on time frame) and if not a discount broker might be able to save you on fees. I really don’t think you’ll lose money on your purchase/sell, but either way consider it a educational experience. If you want me to pull comps let me know I’d be happy to do it for you. Aloha

@Shannon Collins thanks for the post, it was definitly an eye opener, can't believe anyone could live like that.  Do you invest in Akron or somewhere else in Ohio?
