@James Wise Wow thank you for the great information and the pictures, that would pretty much be my worst nightmare. I wouldn't be going for those low cost properties, more around the 75K range. I'll definitly do my due diligence.

@Chivas Miho I actually thought about looking to invest in Michigan because of their recovering economy and that I have family there. What part of Michigan are you in?
Right now I don’t have any PM or agents lined up, I’m talking to a fellow investor here on the island who is investing in Akron who hopefully will introduce me to his team he has setup.

My strategy would be to buy using my heloc and knock down the principle loan amount over time. Till it’s at zero, then repeat. Slow process but like you said cash flow is hard to come by. Any thoughts?

Aloha, I’m looking at invest out of state and have talked to a investor here in Hawaii that has done a lot of deals in Akron, Ohio.
Does anyone have any thoughts on the market there? Saturated? Bad time to buy?
Any thoughts are greatly appreciated.

Grant to answer your question, the only reason to keep a property that just barely breaks even is for the long term hold, hopefully have it paid for by renters and when I retire its paid off. I know that doesn’t jive with the thinking on BP but in Hawaii your lucky to break even on a rental.

Aloha all,
New member from Oahu, Hawaii. Trying to further my real estate investing.
Right now I have 2 rental properties on Oahu and 1 primary residence. The rentals just about break even, which for Oahu isn't that bad. Between all 3 properties I have about 500K in equity. I don't have any cash to invest with though so thats my major hickup. So a lot of equity and no cash....
Trying to decide where/how to invest next.
I enjoy reading all the post on the sight so far.
