Was looking at them more as a short term cash flow. Was wondering if there was a good strategy.

I was looking at mobile homes in my area, and some look like a good investment for rentals. What  should I look for or watch out for, or should I stay away from mobile homes altogether.

Thanks, just called the person on the website and she said that they take the summer off but call back September 1. I wonder if that new Bakery would know anything about any meet ups or if they have any their.

LOL...Yes the Black Hills are great...Maybe tomorrow I will call some Real Estate Agents and see If I could find any info. If I find anything I will post it. Thanks for the feed back

I have been trying to find some local meet ups in my area, no luck. Does anyone know how to find any meet ups or REI meetings in Sioux Falls South Dakota. Any help would be BIG help.

I'm also a newbie and I can tell you the other post on this forum are giving you bad advice.

1. You want to have a exit strategy before you go forward.

2. If you are only marketing in BP you are not going to get far (most cases)

3. Network with people in your area, find someone that has wholesale before. Be a Intern

4. Yes you can find great deals. If you only look on MLS then its to late. You have to find the deals before they go public

The last one is the tricky one but it can be done. You want to not find deals but be a problem solver. If you can have your name out there that can help peoples problem then the deals well came. Don't get discouraged, most people don't know how to wholesale and the only thing they see is novice people screw it up so they think its a bad thing

The best advice I have for you is find out what you want to do first, do you want to invest in REI or a business or you don't care you just want a nice cash flow. Most people that invest in real estate love real estate and the money is just a bonus. If you are intrigued in real estate find what you like best and learn. Invest in yourself first, hope that helps.
