@Alicia Hensley use this formula:

ARV * .65 - repairs - your assignment fee = Maximum allowable offer (MAO). This is the highest you would offer to a seller.

@Alicia Hensley as wholesalers we are looking for homeowners that are,....MOTIVATED!! The keyword is MOTIVATED! Motivated = a distressed situation, which is why a seller is willing to sell at low price points. If a homeowner is taking offers, they aren't motivated,.....NEXT! 

BTW, if you haven't seen the house how did you come up with 5k in repairs? 5k is nothing in repairs. 

Some investors are used to buying off the MLS, or bidding at auctions, @ don't know about or don't know any wholesalers.

This has me thinking about my fire insurance on my rental. Sorry this happened, but this will be a great lesson to those of us learning from this website. Now I can start searching for articles pertaining to rental/fire insurance on here.

@Elliot Lamson always vet the other wholesaler as best as you can. You don't want to be daisy-chaining a bunch of contracts. How do you know they have it under contract? How long have they had it under contract? When does the contract expire? Where & How have they been marketing their deal? Why hasn't it been sold?

@Jacklyn Cheatham here is a few tips that I use so I don't sound like I'm using a script:

- I try to sound natural so when I get a phone call "I'm calling because I got your postcard in the mail and wanted to find out what this is about,..." - I let them know that "I'm a real estate investor and I'm looking to buy several houses in your area, is yours available?"

- I may say next "How can I help you?" or ""Why do you want to sell?"

- I always ask "tell me about your property" - They will then tell me about 80% of what I need that is on my script & then some. So now you aren't reading directly from your script, your just filling in answers on a lead sheet or on an app on your phone/tablet/computer.

You do have to become very familiar with what is contained on the script, so you are not "Umming" & "Awing" and sounding like a robot reading something.

@Jacklyn Cheatham Just off the top of my head (I haven't looked) but try the resources/FilePlace section up top. There are tons of PDFs/Word documents for several things. I'm positive there is a script up there. In fact look for @Jerry Puckett and in one of his blogs he has a script.
