So, how and where are we allowed to post our events? I only ask, because I constantly get flagged and my posts removed. Haven't logged in here in couple weeks (I usually am in here once a day or every other day, but have been busy lately). Just logged in here today for the first time in a bit and now I am even more confused than I already was.
Any help/feedback would be great

I see a lot of people lately talking about needing buyers or building their buyer's list before trying to get a property under contract. My opinion is you need to get the leads and deals NOW! You can build your buyers list as you go!
For one, you don't need a huge buyer's list, you just need the RIGHT buyers if you are going to wholesale.
Second, YOU can be your buyer! It is called networking and building relationships. Also, there is something called creative finance. You could buy a property via subject-to the existing financing - BUT DON'T DO THIS ALONE ON UNTIL YOU HAVE DONE SEVERAL WITH SOMEONE WHO HAS THE EXPERIENCE
Ways to build your buyer's list:
Networking - go to networking events and start building relationships with investors.
Foreclosure auctions
Connecting on social media platforms - but take it further. Meet for lunch, coffee, or on zoom, etc....it is all bout relationships.
There are others, but these 3 work the best for me
Just my opinion here: I would not limit yourself to just one area. If you are located in or around that area, it does make some sense to have something close by. But more importantly, I would focus on finding the right property/deal. The market will dictate that. What you should be looking for (again, my opinion) is something that is a light or cosmetic rehab that doesn't take months to complete, the market is good with low days on market. Also, be careful not to overdo it on the rehab. It is very easy, especially in today's market, to over spend on the rehab. Some flippers will spend 60k or more on the rehab when they could have just spend 35k and got the same results.....

Setting up 2022 right & Learning from 2021 and looking at 2022

We will also be asking them to share where they think the biggest opportunities are for 2022. We also want our guests and members to think about what their biggest Ah Ha moments and Lessons learned were so you can share at the meeting.
Examples of Ah Ha Moments:
- AirBnb properties can generate 4x-6x the normal monthly rent which extraordinarily increases monthly cash flow
- You can put money in your pocket in the front end of the deal AND still stay in the deal
