I’d recommend you build a great relationship with a community bank/credit union. In addition, start using secured credit cards and lowering credit utilization on current cards to around 30%

I currently invest in Cleveland, but I’ll be honest. Indianapolis is looking REALLY strong. The city gov seems to get it. Cle politics will be the death of continued growth for the region without change.

I’d rather the only issue is the ability for section 8 inspectors to use discretion vs using a straight forward evolution sheet. I had a unit initially pass on a paint issues, but fail on an annual inspection.
